WHAT IS BEING PROPOSED?
QuantumPlace Developments Ltd. (QuantumPlace), has been engaged by the owners of 1011 -1029 17th Ave. NW, Landstar Development Corporation (Landstar), to pursue an application to The City of Calgary for land use redesignation (rezoning). The subject site is seven residential parcels along 17 Avenue between 9 Street and 10 Street NW within the community of Mount Pleasant. The purpose of the proposed land use redesignation is to accommodate a mixed-use building with commercial uses at-grade along 10 Street and residential dwelling units above.
WHERE IS THIS PROJECT?
Existing Land Use
The subject site currently straddles two land use districts: Multi-Residential Medium Profile District (M-C2) on the east side of the site, and Commercial- Corridor 1 District (C-COR1) on the west side of the site.
Proposed Land Use
QuantumPlace has applied for a Mixed Use 1 district to accommodate a new development with commercial at grade and residential above. It will have a FAR of 3.5 and a maximum height of 29 metres.
