WHAT IS BEING PROPOSED?
QuantumPlace Developments Ltd. (QPD) has been engaged by the owners of 800-838 Crowfoot Crescent NW to apply to The City of Calgary to change the site's land use district (zoning). The project envisions a mixed-use development, with ground-level retail and residential (seniors' housing) above. The site is located in a Major Activity Centre in Calgary's northwest, just 500 meters from the Crowfoot Light Rail Transit (LRT) station. Further, it is near amenities such as grocery stores, entertainment, restaurants, doctors' offices, pharmacies and recreation facilities (among others).
The abundance of amenities and proximity to transit make the site ideal for mixed-use development, and there is a need for seniors' housing in Calgary's northwest. However, the site's existing land use designation does not allow for mixed-use residential dwelling units (including seniors' housing or assisted living), so have submitted a land use redesignation application. Currently, no increase in height is being proposed beyond what is allowed by the existing land use district (46 metres).
